Rental Appraisal: We offer free rental appraisal and advice based on our current knowledge of the rental marketplace.
Tenant Screening and Selection: Tenants are required to complete a standard Tenancy Application Form. We then do all the relative checks to ensure this is a suitable tenant for your property. You always have the final say before completing the Tenancy Agreement.
Rental Collection and Monitoring: We ensure tenants pay by direct debit. Our Industry approved Property Management Program allows us to see on a daily basis that all rents are up-to-date and any arrears followed up immediately and 14day letters will be sent where necessary.
Maintenance and Repairs: We will contact you for any repairs and maintenance issues before proceeding. In the case of an emergency we will get the repairs carried out immediately, up to an agreed value.
Tenancy Agreement and Bond Lodgment: Once a tenant has been selected we complete the Tenancy Agreement and Bond Lodgement Form on your behalf along with any special conditions relating to your property. We collect 3 weeks bond and this is forwarded to the Bond Centre at the Department of Housing in Wellington.
Property Condition Report: This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition. This is the last inspection carried out as soon as possible after the end of a tenancy, when the tenants have returned their keys. The Property Condition Report is used at this inspection and each item is checked off to make certain that the property is in the same condition as when the tenant took possession. It is at this inspection that any items that need to be rectified by the tenant are identified.
Property Inspections: Routine inspections are conducted after a tenant takes possession of the property and are conducted every three months.
Tenants Disputes and Mediation: Sometimes disputes with tenants do occur and the need for mediation is required through the Tenancy Services. We can handle this on your behalf.
Financial Statements: At the end of each month an invoice will be sent to you outlining the amount of rent paid and any payments we have made on your behalf.
End of Year Statements: At the end of each year we will forward to you or your accountant the End of Year Statement which includes in simple format the total of all rents, commissions and payments made on your behalf.
24/7 Access To Your Account: You have access to their own log in so you can check whether your tenant has paid rent, property work orders and monthly statements etc. You know exactly what is going on with your investment property.
